The Fairbridge Partners LP Fund (the "Fund") endeavors to produce attractive risk-adjusted returns by making short-term bridge loans, generally twelve to twenty-four months. These loans are typically senior, secured, first position non-owner occupied multi-family, 1-4 family, industrial, and mixed-use mortgages.
Fairbridge is currently seeking to grow its investor base to help fund its growing pipeline that exceeds $100 MM.
Fairbridge Partners L.P. (the “Fund”) is a specialized, asset-based lender that underwrites and funds high-yield, short-term mortgage loans throughout the U.S. in the range of $1MM - $50MM.
- Organized as a real estate investment trust (REIT) to maximize tax efficiencies.
- The fund was launched in 2018 in order to provide an institutional platform offering exposure to a diversified portfolio of fully secured real estate bridge loans.
- Fairbridge currently has approximately $600 million of AUM across several investment and servicing vehicles and its’ principals have originated over $1 billion of real estate backed loans.
- Management has over twenty-five years of experience in the bridge lending and real estate industry.
- With loan-to-values (LTV) typically in the 40-70% range or below and rates typically ranging from 10% – 15%, the risk reward characteristics of this asset class are very compelling.
